Major Retail And Leisure Complex Planned Near Malta International Airport

A large retail development is planned for the 32,345m² Elbros Construction Yard site in Kirkop, near Malta International Airport according to Malta Today.
Both Triq l-Industrija and Triq il-Madonna tad-Dawl are fronted by the proposed project, which is also right next to the ST Microelectronics industrial complex to the south and the Flight Path Protection Zone of the airport.
The mixed-use commercial complex is set to include an Outlet Village with a supermarket and three restaurants. There will also be a 123- room hotel, office space, a medical centre and a sport centre. The complex is planned to have four above-ground levels and three basement levels to accommodate visitors with a total of 1,342 parking spaces.
Vehicles will be able to access the complex from Triq il-Madonna tad-Dawl and pedestrians can access it through both Triq l-Indsutrija and Triq il-Madonna tad-Dawl.
According to traffic studies conducted by ADI limited, an environmental consultancy, an additional 4,526 vehicles in Average Annual Daily Traffic. The Environment and Resources Authority (ERA) has requested an Environmental Impact Study to assess the impacts on traffic and air quality.
As part of the landscaping project, alien species that are currently present on the property will be eliminated. However, existing rubble walls will remain, as will mature Ficus macrocarpa trees on public land close south of the site and Pinus halepensis trees along the western boundary. The surrounding limestone landscape of the site will be reflected in the design of the new boundary treatments.
