Residential Property Transactions Increase Across Malta In November

In November 2025, both final deeds of sale and promise of sale agreements for residential property increased compared with the same month in 2024, the National Statistics Office (NSO) reported on Thursday.

A total of 1,083 final deeds of sale were registered, up 8.4% year‑on‑year, while 1,243 promise of sale agreements were recorded, an increase of 6.8%.

The total value of the final deeds of sale reached €321.5 million, representing a 4.5 per cent rise compared with November 2024. Of the total deeds, 987 (91.1%) involved individual buyers (households), with companies accounting for most of the remainder. The value of deeds involving household buyers amounted to €259.3 million, or 80.7% of the total.

By district, the Northern Harbour and Northern areas registered the highest numbers of final deeds of sale, with 258 and 230 deeds respectively, while the Western and Gozo and Comino districts recorded the lowest figures, at 122 and 134. Among localities, San Paul’s Bay (88), Mosta (58) and Marsaskala (47) accounted for 17.8% of all final deeds of sale in November.

Properties recorded in the final deeds of sale totalled 1,183 for the month, with apartments (411) and garages (288) making up the largest shares at 34.7% and 24.3% respectively.

Promise of sale agreements also rose in November 2025, with 1,115 (89.7%) entered into by individual potential buyers. The largest numbers of promise agreements were registered in the Northern Harbour district (374) and the Northern district (222), while the Western and Gozo and Comino districts saw the fewest, at 136 and 145 respectively.

Among localities, promise of sale agreements were highest in San Pawl Il‑Baħar (96), Birkirkara (76) and Ħal Qormi (48), together making up 17.7% of all such agreements registered in November 2025.
