New Maltese Law Imposes Maximum Limit Of 10 Tenants Per Property

The Maltese government has passed a law limiting the number of tenants who can legally live in a property.

It stipulates that a maximum of two tenants can live in a one-bedroom apartment with at least one bathroom and a maximum of four tenants can live in a two-bedroom apartment with at least one bathroom.

A maximum of six tenants can live in a three-bedroom apartment with at least one bathroom, a maximum of eight can live in a four-bedroom apartment with at least two bathrooms, and a maximum of ten can live in a five-bedroom apartment with at least two bathrooms.

The law was originally proposed last year, with a cap of six tenants per rental property. However, the government has now increased the limit to ten.

It was passed by a legal notice and will formally come into force into October.

Landlords caught breaking the law will be liable to a fine of between €2,500 and €10,000 and can even be charged in court.
